Window Perimeter Seal

Over time the caulking seal around the windows will fail due to the intense South Florida sun and rain. Check the seal around your windows at least once a year to make sure they are keeping water and air out of the structure.
This seal joint is called the “Window Perimeter Seal” and you want to use the proper product since it is exposed to heat, moisture and size changes due to the two materials being joined.
In this case it is the stucco and the aluminum frame which expand and contract at different rates.

Take your time in removing the failing caulking and clean it well. Then apply a fresh new coat with the proper rated product, see link below:
